Phoenix’s Fastener & Seam Sealer is a high-viscosity, self-leveling elastomeric sealant designed to fill gaps, cracks, and crevices around roofing fasteners, seams, penetrations, and flashings. It provides a durable, watertight foundation essential for the Phoenix Liquid Applied Commercial Roof System.

Description

Unlike many thick coatings, Fastener & Seam Sealer is sprayable, allowing for easy and efficient application. Each gallon covers between 32 to 160 linear feet, depending on the spray pattern width and desired wet mil thickness.

Instructions for Use

  1. Apply Fastener & Seam Sealer by caulk gun, brush, long nap roller, or airless sprayer at a rate of 32-160 linear feet per gallon. See TDS for details.
  2. Allow to cure for 12 hours.
  3. Inspect the application for defects, flaws or areas of insufficient coverage prior to base coating. If needed, spot re-apply Fastener & Seam Sealer and allow to cure prior to base coating.
  4. Complete the Phoenix Liquid-Applied Commercial Roofing System by applying WhiteCap Base Coat and Top Coat according to both labeling and Phoenix Standard Operating Procedures and Original Roof Type.

OB Assessment & Substrate Preparation

  1. Prior to installation, review the Phoenix Coatings Standard Operating Procedure associated with your roof resurfacing project.
  2. Inspect and complete a Phoenix Moisture Assessment of the existing roof system for structural deficiencies and needed repairs according to local building code requirements.
  3. Repair all deteriorating membrane, ponding water areas, deteriorating seams, pitch issues, condensation lines, flashing deficiencies, and penetrations prior to installation.
  4. Clean the existing roofing substrate according to Phoenix Standard Operating Procedures and allow to dry prior to installation.
  5. Ensure that weather and temperature conditions are suitable prior to the installation of any Phoenix Roof Coating.
