Enviroguard Odor Control

Odor hides in two places.
The air and the surface.

Clean and deodorize a space and it smells better — until the odor trapped inside porous materials starts off-gassing again. Real control means treating both fronts. Enviroguard gives you a system for each, built to work on their own or together.

Odor control is the final step of the Enviroguard standard — where Zeolair and VaporLock do their work
01 — Why odor comes back

The smell you removed and the smell you didn't

After smoke, a pet, sewage, nicotine or a decomposition event, cleaning knocks down what you can smell today. But odor is molecular — those molecules soak into drywall, framing and subfloor, then breathe back out as conditions shift, and the complaint returns weeks later. Lasting control has to answer both the air and the surface.

Airborne odor

What's floating in the space

Odor molecules and the humidity that carries them circulate through rooms, cabins, ducts and storage. This is the load you smell the moment you walk in — and it keeps regenerating while a source is present.

Embedded odor

What's locked in the material

The same molecules penetrate porous surfaces and off-gas for months. No air treatment reaches them, because the source is inside the substrate. This is the load behind most odor callbacks.

02 — Two systems

One for the air. One for the surface.

Each system is built for its half of the problem. Here's the short version — follow either through to its full page for the mechanism, use cases and specs.

Air-side control

Zeolair AP-30

Dual-action pouch · zeolite + ClO2

A passive pouch that captures and neutralizes airborne odor two ways at once — with no power, no maintenance and no masking fragrance. The right tool while a space is occupied or between service visits.

  • Zeolite matrix traps odor molecules and excess moisture
  • Chlorine dioxide breaks down odor compounds at the damp source
  • Covers 35–175 sq ft per pouch; replace every 30–60 days
  • Ideal for occupied and public spaces — offices, daycares, nursing homes, hotels
Surface-side control

VaporLock

Odor-sealing coating · fine vinyl film

A water-based coating that seals embedded odor into the surface so it can't off-gas — permanently. The step that stops callbacks after the affected materials are cleaned and prepped.

  • Vinyl resin under 0.01 microns — fine enough to actually block odor
  • Stays flexible and sealed instead of cracking like shellac
  • Water-based, non-flammable, fume-free, exceeds LEED IEQ 4.2 VOC
  • Clear or White (tintable); seals smoke, pet, nicotine, sewage & more
03 — Choose a system

One question: is the odor in the air, or in the surface?

The two aren't alternatives — they cover different halves of the same problem. Here's how to tell them apart, and why the strongest results come from running both.

Why the pair beats either one alone

Air treatment can't reach odor locked in a wall, and a surface seal can't clean the air that's already circulating. Run in sequence, they close the loop — and shut the door on callbacks.

STEP 01 · Surface

Seal the source with VaporLock

After cleanup and prep, coat the affected surfaces so embedded odor can no longer off-gas.

STEP 02 · Air

Clear the space with Zeolair

Place pouches to capture and neutralize the residual airborne odor already in the room.

RESULT

Fresh air that stays fresh

The surface can't feed odor back, and the air is actively kept clean. Fixed, and stays fixed.
