The choice is about where the water comes from, not how severe it looks. Water seeping through the wall face → System 2 seals it. Water at the wall-to-floor cove joint, up through floor cracks, standing water, or a rising water table → System 2+ seals the wall and relieves the pressure with an interior drain and sump. Sealing a pressurized cove joint with the membrane alone just sends the water to the next crack — so we relieve it, not just cover it. System 2+ delivers heavy-water performance from the interior, with no excavation — the bridge between System 2 and System 3.
Every system starts the same way.
No sealer or membrane performs to its rating over an unprepared surface. Preparation is not preliminary — it is the most critical step, and it never changes by system.
Mechanical Prep
Dry-brush the substrate and remove efflorescence mechanically. Sealing over active salts fails — the salts keep migrating and lift the coating.
Repair & Plug
V-groove and fill cracks; plug all active weeping points with fast-set hydraulic cement. Verify dry before any product goes on.
EnviroSeal Densify
Penetrating silicate densifies the pore structure into calcium-silicate-hydrate. Re-densification is maintenance, not remediation.

The Phoenix elastomeric line is rated for both negative and positive side, and is the membrane behind Systems 2, 2+, and 3. All three products are required in sequence — substituting or omitting any one voids the system's rated performance. System 2+ adds an interior perimeter drain and sump to this same sequence.
Bridging & Joint Compound
High-viscosity compound that fills and seals every crack, joint, penetration, and cold joint before the Foundation Base Coat. Holds on vertical surfaces.

System 2 — membrane alone, when…
- Seepage enters through the wall face — cracks, porous block, above the floor
- Light or occasional dampness; the moisture is not pressurized
- No water at the cove joint or up through floor cracks
- No standing water; water table below the slab
System 2+ — add interior drainage, when…
- Water at the cove joint (wall-floor seam) or up through floor cracks
- Standing water, puddles, or flooding on the floor
- High or seasonally rising water table; frequent or continuous sump cycling
- Head persists after exterior grade / downspout corrections — or those aren't feasible
After treatment — protect the work
- Slope exterior grade away from the foundation
- Extend downspout discharge 4–6 ft from the wall
- Drain basement window wells
- Inspect treated surfaces annually for new efflorescence or cracking
- Re-densify with EnviroSeal every few years as maintenance
- Relieve residual head with drain tile or sump where applicable (standard on System 2+)
- Test the System 2+ sump pump and its battery backup at least annually; keep the pit clear
