The four systems

Four systems compared.

System 1 seals with a rigid coating; Systems 2, 2+, and 3 use the Phoenix elastomeric membrane. System 2+ adds interior drainage to relieve pressure; System 3 moves the membrane to the positive (exterior) side.

The bridge between System 2 and System 3. The membrane manages transmission through the wall face while the interior drain relieves the hydrostatic pressure that drives cove-joint and under-slab water — heavy-water performance from the interior, with no excavation. The sump is a mechanical component and carries its own manufacturer warranty; a battery backup is recommended.

Selection criteria

When to specify each system.

The dominant water condition sets the tier; cracks, pressure source, and access adjust it. The System 2 vs System 2+ choice is about where the water comes from, not severity.

System 1 appropriate when

  • Intermittent dampness or vapor transmission rather than hydrostatic pressure
  • Wall is dry with no active seepage
  • Budget-constrained projects
  • Exterior drainage already managing groundwater

System 2 appropriate when

  • Moderate hydrostatic conditions, seepage through the wall face
  • Excavation not feasible
  • Minor cracking with intermittent seepage history
  • Remediation upgrade from a failed masonry coating

System 2+ appropriate when

  • Water enters at the cove joint or up through floor cracks (under-slab pressure)
  • Standing water, pooling, or flooding; frequent or continuous sump demand
  • High or seasonally rising water table; head persists after grade/downspout fixes
  • Interior-only scope required — can't or won't excavate for System 3

System 3 appropriate when

  • New construction or major renovation with excavation access
  • High groundwater table or cohesive soils
  • Structural wall protection required (carbonation, rebar corrosion)
  • Combined with a footing drain system
Don't seal a pressurized cove joint with the membrane alone. On cove-joint, floor, or under-slab water, a surface seal just redirects the water and can build pressure against the wall. Where the water source is the cove joint, floor, or under-slab, relieve the pressure with drainage (System 2+); the membrane then handles the wall face while the drain carries the head.
Field tip — trace the water. Wall-face staining or efflorescence above the floor → membrane (System 2). Water or efflorescence at the wall-floor seam, or water that rises after rain → drainage (System 2+). The water source (wall face vs cove / under-slab) is the System 2 / 2+ decision.
Common repair reference

Repair procedures by defect.

System 2+ uses the identical System 2 wall-face repairs; the interior perimeter drain and sump separately carry the hydrostatic head, so pressurized cove-joint and under-slab water is relieved rather than sealed over.

Note. All warranties are written and transferable to the next owner. The System 2+ interior drainage sump pump carries its own manufacturer warranty (typically shorter than the system warranty); a battery backup is recommended. Warranty terms are governed by the current Enviroguard warranty document, which controls in the event of any conflict.
