Compatibility

SafeGuard is used to protect most structural construction materials including treated and untreated lumber, plywood, OSB, particle board, cement board, wallboard, composite construction materials and metals. Probable areas of use are structural surfaces within the building envelope including warm-side sheathing, trusses, framing, joists, plates, pillars, posts, beams, gypsum board and backer board.

Coverage

For warranted best results, apply at 160 ft2 per gallon (800 ft2 per pail = 10 wet mils) based upon location, surface texture, porosity, age and application method. For best results, apply two even coats perpendicularly to each other (i.e. vertically and horizontally). Allow the first coat to dry to the touch before the second application. Does not include loss from over-spray or over-use.

Instructions

1. Prepare the surface

  • Clean existing mold from all surfaces and allow to dry.
  • Clean and repair: Remove any loose or flaking paint and dust. Sand lightly if needed. Patch any holes or cracks to ensure a smooth surface.
  • Ensure proper conditions: Work in a well ventilated area and check that the air and surface temperatures are within label specifications.

 

2. Apply SafeGuard

  • Mix the paint: Stir SafeGuard thoroughly before and occasionally during application.
  • Apply the first coat: Use a brush, roller, or sprayer to apply the paint evenly. If there is staining on the surface, the first coat will absorb the staining and prevent bleed through into the second finish coat.
  • Apply a second coat: Once the first coat is dry, apply a second, even coat for full coverage and long term protection.

 

3. Clean up and maintain

  • Clean tools: Clean brushes, rollers, and sprayers with water and soap.
  • Maintain the area: Regularly clean walls and ceilings to keep them dry and prevent mold from returning.
  • Maintain ventilation: Ensure proper airflow in high moisture areas to reduce humidity buildup.

SafeGuard is formulated for professional use in post remediation applications where long term mold and moisture resistance and breathability are essential.

SafeGuard contains a marine grade and EPA registered antimicrobial that is built to withstand moisture prone environments per ASTM D5590 testing. This non leaching antimicrobial system prevents mold, fungi, mildew, algae, and odor causing bacterial growth on the coating surface. Its non VOC acrylic adhesion and binding system has been proven to be among the most durable in the industry.

SafeGuard’s low VOC formula contributes 1 point via LEED IEQ Credit 4.2 (low emitting paints and coatings) to any project. For interior use such as wall cavities, subflooring, ceiling joists, and sheathing.

Color Variations

🔵 SafeGuard Blue: Developed specifically for construction use, this newest formula contains a blue pigment to help easily identify treated areas and support quality control during installation. Ideal for addressing lumberyard mold.

⚪ SafeGuard White: Formulated for professional post remediation applications, this version offers long term mold and moisture resistance, stain blocking, and breathability.

🫧 SafeGuard Semi Transparent: Designed for post remediation use where substrate visibility is important, allowing inspectors to verify both cleanliness and consistent sealing while providing breathability and mold resistance.
